Below is "Terrace Guidelines" referred to in the Resident Handbook for 2 Tudor City Place.

Terrace Guidelines

1. No automatic sprinkler, irrigation or other automated system designed for the emission of water, or other liquid substance, to be used for the purpose of growing or maintaining plants, flowers, vegetables, trees, or shrubs, shall be erected, installed, or used in, on or about, any portion of the building.

2. Any plantings on the terrace or balcony decks shall be maintained in sturdy planters containing weep holes in the bottom, to allow for drainage and to prevent heavy saturated soil conditions from developing. Each such container shall be constructed so as to securely contain the soil.

3. No planter (including soil and plantings) or other single item shall weigh more than 150 pounds, so that each such planter or other single item shall be light enough to be moved, by hand, by two people.

4. Any planters that break apart or become open at the seams, shall be removed from the balcony and/or terrace or repaired immediately.

5. Planters shall be raised off the surface by pressure treated sections of wood dunnage beams, measuring no less than 3” x 3” x (width or length of planter), which beams are not to be spaced more than 18” apart. Other materials, such as hard-burned brick or quarry tile, may be used.

6. Dunnage shall be arranged in a manner to allow free flow of surface run-off water draining from all areas of the balcony or terrace deck to the drain.

7. Planter soil shall be composed of one-third garden soil, one-third peat moss, and one-third perlite (or similar product), which is commonly known as “light weight soil.”

8. The tops of all plants, shrubs and trees shall not extend more than 72” above the balcony or terrace deck floor. Tops shall not exceed 96” on lower back courtyard.

9. All plants, shrubs, and trees must be pruned as often as is necessary to stay within the maximum allowable sizes stated above.

10. Planters shall not cover more than 33% of the balcony and/or terrace deck surface area.

11. Planters shall not be placed closer than 6” to parapet or building walls and must be arranged so that there is no obstruction to cleaning of debris.

12. It shall be the responsibility of the Lessee to maintain the containers and dunnage in good condition, to keep the roof drains clear of debris, and to move or remove the planters when requested to do so, when such planters will interfere with the making of repairs to the building.

13. Placement of planters and furniture must not block the legal means of egress.

14. Wind-driven soil and/or debris shall not be allowed to accumulate on the deck surfaces to act as a medium for the germination of seeds.

15. Plant boxes or flower pots shall not be hung over the interior or exterior of balcony or terrace railing or from the parapet walls.

16. No objects, planters or otherwise may rest on top of balcony or terrace railings or parapet walls, and no plants may extend beyond railings or walls.

17. No plants or other objects may be hung or suspended from balcony or terrace ceilings or soffits.

18. No plants or other objects may grow on or attach to the building or grow as vines on building walls.

19. No fencing or storage containers shall be erected except with board approval.

20. No sheds may be erected.

21. Cooking grills are permitted subject to the following policy: (a) Use a GFI weather proof type UL approved outlet installed by a licensed electrician; (b) Plug the grille directly into the outlet - no extension cords; (c) Use a UL approved electric grille; and (d) Have an ABC rated fire extinguisher on hand while cooking. Both the outlet and grille will be subject to inspection for compliance with these rules. Finally, we strongly recommend that you do not grille during inclement weather.

22. It shall be the responsibility of the Lessee to keep Lessee’s terrace, balcony, or portion of the roof appurtenant to Lessee’s apartment clean and free from leaves and other debris and such Lessee shall maintain all screens and drain boxes in good condition and free of all obstructions.

23. Any damage to the building, the roof, parapet walls or balcony or terrace decking as a result of Lessee’s negligence, including the installation of planters not in compliance with the above Guidelines, shall be repaired at the sole cost and expense of the Lessee.

24. Any consent, approval, authorizations, or waivers given under these Guidelines shall be revocable at any time by order of the Board of Directors.

25. These Guidelines may be modified from time to time at the discretion of the Board of Directors.
